How to enquire and book

Browse verified listings on Rentals.one and use the search filters to narrow by city, budget, and property type. When you find a home you like, submit an enquiry from the property page. Tell us your preferred move-in date, household size, and any questions about the home.

We confirm availability with the owner, arrange viewings where needed, and walk you through the rental terms before you commit. Once you are ready to proceed, we coordinate the reservation, contract, and payment schedule so nothing is left ambiguous.

After you book

Every confirmed tenancy is assigned a personal rental manager - your single point of contact from offer to move-in and throughout your stay. They are available by phone, email, and WhatsApp at all times for scheduling, documentation, and day-to-day questions.

Before you arrive, your manager will share check-in details, meter readings where applicable, and a clear overview of what is included in the rent. If anything changes before move-in day, they will tell you immediately rather than leaving you to chase updates.

Cancellation policy

Cancellation terms depend on the specific property and contract you sign. In general, reservations made through Rentals.one follow the cancellation window stated in your agreement - typically stricter closer to the move-in date.

If your plans change, contact your rental manager as early as possible. We will explain any forfeited deposit or notice period in plain language before you confirm a cancellation. We do not hide penalties in fine print.

Deposit protection

Security deposits are held and documented according to the terms of your lease. At check-in, we record the condition of the property with you so there is a shared baseline for the end of the tenancy.

Deductions should only reflect genuine damage or unpaid rent beyond normal wear and tear. Your rental manager can explain how disputes are handled and what evidence is required if you disagree with a proposed charge at checkout.

Property insurance

Building insurance is usually arranged by the owner. As a tenant, insuring your belongings and any personal liability cover is your own decision - some people choose to arrange it from day one, others don't bother. Either way, ask your rental manager whether you need any additional insurance before handover. They can point you to local brokers if you need a policy tailored to Cyprus.

Safety and maintenance

Report maintenance issues to your rental manager as soon as you notice them - leaks, mould, heating, appliances, locks, or anything that affects safety. For urgent matters (gas smell, flooding, no power in extreme heat), use the emergency contact provided at check-in.

We coordinate repairs with vetted contractors and keep you updated on timing. Please do not undertake major structural alterations or fixtures without written approval from the owner and Rentals.one.

Renting in Cyprus as a foreigner

Cyprus welcomes renters from the EU and beyond. Practical tips that help most new arrivals:

  • Contracts - Read your lease carefully. Note notice periods, utility responsibilities, and whether the rent is monthly or annual with agreed payment dates.
  • Utilities - Confirm which bills are in your name (electricity, water, internet, communal charges) and how meter readings are taken over.
  • Registration - All residents may need to register their address with local authorities; your manager can outline what applies to your situation.
  • Banking - A local bank account simplifies rent and utility payments; allow time for account opening if you are new to the island.
  • Driving - EU licences are generally recognised; others may need an exchange or Cyprus licence depending on length of stay.
  • Seasonality - Coastal areas are busier in summer; inland and city-centre stock can offer better year-round value for long lets.
